As Principal with Avison Young, Rick Egitto and a partner listed the property on behalf of the seller, Upsher-Smith Laboratories. A sale/leaseback met FDA requirements while enabling the buyer to pursue entitlements for a mixed-use, transit-oriented redevelopment one mile south of Denver’s CBD. The sale closed in April 2021.
Colorado State Bank and Trust (now BOK Financial) planned to vacate their branch. BOK Financial engaged Rick Egitto, who advised a disposition strategy and added a long-term dental lease that pushed value above the original Broker Opinion of Value, selling the entire building to a credit union.
6500 S. Quebec is an office property in Colorado that I represented as part of my office transaction work.
After an ownership partnership dissolved, this modernized building in the North Denver Tech Center needed a buyer — ideally an owner/user who could occupy the space. I co-listed the property with Transwestern and targeted nearby users seeking ownership. The building’s unusual floorplate design made single-floor occupancy difficult and extended the marketing period beyond two years. The assignment closed in November 2021 at $4,550,000, selling to the founder and CEO of The Raleigh House, an outpatient behavioral health center, and closing even through a fire in the building on the day of closing.
